Congratulations! You have taken the first step to finding your new home – putting the thought process into action!
Before you begin your hunt, it’s worth considering some things…
- Neighbourhood – It’s one of the most important factors to consider. Before you start your search ask yourself what kind of neighbourhood you want to live in (to meet the requirements of your lifestyle) and the style of house you want (new build, Queenslander, brick built).
- Get set…GO! You may sleep but real estate does not. If you have found a property that ticks all your boxes, the likelihood is that someone else has found it too. Are you in a position to commit? You have to move quickly, or you could possibly lose it.
- It’s Perfect! It’s actually very rare to find the house that meets every requirement you may have. Be willing to compromise and even make a list of absolutes and options you might compromise on. Remember to NEVER judge a book by its cover. Take a tour inside before making a decision. You might be surprised.
- My style. When viewing a home it is often easy to get distracted by the current décor which might not match yours. Take time to see past it and imagine any potential it may have. Equally, pay attention to alterations you would require to make it your perfect home adding to the budget you have.
- Finances - The Time is NOW! Make sure your finances are in place - You could lose your dream property waiting to secure the financing.
- Extras - Don't forget to set aside money for closing costs when budgeting out what you can afford. Legal fees, building & pest and any essential alterations you wish to make as soon as possible to make it suitable to your living or investing requirements.
- That sinking feeling. It's better to walk away if you're not comfortable with the situation.
