Pssst! Here’s How To Stress Less When Selling Your Home (And It’s Not Meditation)

We all know it’s not always rainbows and butterflies when it comes to selling your home. In fact, sometimes we can be left feeling like we need an urgent facelift. Uncertainty can get the best of us, particularly when there are financial concerns involved - not to mention emotional attachments we can have to properties, pressures to sell and fear of the unknown. I’ve seen and experienced it all with clients for over seventeen years, and guess what, we have always come out the other side high fiving one another when the dust has settled.

My commitment to my clients is always about making the buying and selling process memorable. There are always good times where we  have a hoot, but inevitably there are times full of angst and apprehension, and that’s where I step in.  The beauty of what I have done in and around Manly and Wynnum for the majority of my career is nurture clients through their property transitions- and while I am not a therapist, I do like to think I put the REAL in Real Estate agent. So buckle up, because I am about to give you the REAL tips on how not to have a nervous breakdown when selling your property.

Manage Your Expectations

If you’re eager to sell, managing one's expectations is crucial. Selling a house usually comes with both ups and downs, and while our inner CEO might want to sell a visible “sold” sign yesterday, time can play an important role in navigating various challenges. One of the most significant challenges that sellers face is the uncertainty of the market. The real estate market can be volatile, and prices can fluctuate rapidly. This means sellers may have to roll with the punches as the market changes, and be willing to adapt to the current conditions. Buyers may also need to get pre-approved for a mortgage, schedule inspections, or obtain financing. These steps can take weeks or even months to complete, so with this considered, patience is most certainly a virtue.

Another important factor to consider is the condition of the home. Sellers may have to conduct repairs, renovations, or staging to make their home more appealing to buyers. These costs can add up, and sellers may need to adjust their expectations about the final sale price to account for these expenses. You may also find yourself having to put your foot on the brakes and be deliberately strategic during the negotiation phase as you may receive multiple offers. Sellers who find themselves in this position are naturally tempted to accept the highest one. However, it is important to consider the terms of the offer, such as the closing date, contingencies, and financing. Sellers need to be prepared to consider all options and take a holistic approach when it comes to the final sale price.

Detach From The Sentimental Value

Of course when we sell a home that is meaningful to us, it is natural for us to place more significance on various aspects of the house selling process. Whether it be who we sell the house to, how the house is sold and how much we sell our home for. When we go to market, we need to be intentional and strategic. Emotions tend to impact our rational minds, which unfortunately, is not ideal when we are making financial decisions. If we can separate the house from the memories associated to the property, and gain a more objective perspective, we are halfway there.

The next step is decluttering and staging. Depersonalising involves removing personal items, such as family photos and mementos. This helps potential buyers to imagine themselves living in the space, without being distracted by the current owner's personal belongings. Depersonalising can also help to make the home feel more neutral, which can be helpful for buyers who have different tastes and preferences. Next is the fun part - staging. While this might feel like a huge pain in the derrière, it’s actually an extremely wise investment and can significantly increase the chances of a successful sale. Staging involves arranging furniture, decorations, and other items in a way that highlights the home's best features and makes it more appealing to potential buyers. A well-staged home can make the property look more spacious, modern, and move-in ready.  In other words, hard work pays off.

Don't Forget Your Due Diligence

Selling your home can sometimes feel like you’re trying to maneuver a complicated maze after a few glasses of Pinot. With so many factors to consider, it can leave your head spinning! But believe me, there are ways to minimise the stress and avoid costly blunders. One of the most important things to keep in mind is the sneaky hidden costs. These expenses can be easily overlooked when you're focused solely on the profit potential. But, trust me, you don't want to be hit with a surprise bill after the sale. So, make sure to consider things like

  • Capital gains tax
  • Conveyancer or legal fees
  • Council rates
  • Lender fees
  • Property-styling
  • Advertising/Marketing expenses

By doing your homework, you’ll keep the anxiety at bay which will put you in a position to make informed decisions.

Prioritise Yourself With Self Care

Amidst the chaos of selling your home, it's easy to forget about taking care of yourself because it is a big deal and you don't want to neglect your well-being when you’re making big life moves! Practicing self-care is crucial to maintain mental clarity and keep stress at bay. So, make sure you're eating well, getting enough sleep, hydrating, exercising regularly and expressing any concerns to your real estate agent. This will give you the energy and endurance to tackle any challenges that may arise during the home-selling process. Maintaining a positive attitude and focusing on the future is also key. Remember, your mindset can make all the difference in how stressful the process feels. So, don't forget to take a breather, treat yourself to some self-care activities, and keep that chin up because good things are ahead!

Choose The Right Agent

Some might say choosing the right real estate agent is just as important as choosing the right life partner. Jokes! But in all seriousness, working with an incompetent agent can lead to frustration, delays, and even sabotage your chances of making a profitable sale. Nobody needs that, right? To avoid these headaches, take your time and find an agent who you have rapport with. Someone you feel you can trust, is professional and genuinely cares about your needs. You want an agent who also has a deep understanding of the local market, not someone who rolled into town beating their chest like good ol’ King Kong.  A good agent should have a proven track record of successful sales in the area, too. With the right agent by your side, you'll be able to sell your home with confidence and ease. So, don't rush into things – take your time to find the perfect agent who you can build a strong working relationship with.

As a seller, it's important for you to know that property prices are on the rise, and now may be the perfect time to sell your home.
